1) Proposed closing of alleyways will create
landlocked lots, this is prohibited in Section
3.4.045, which requires 35 -feet of road
frontage. These landlocked lots are not zoned
with a Professional Office Overlay.
2) Revised Covenants, Conditions, and
Restrictions (CC&Rs) need to be submitted for
review and approval as part of the final plat
application.
3) Land uses and structures directly related to
the uses allowed within the LDR1/Professional
Office Overlay zone shall be confined to the
said zone unless preceded by an approved
zone change. Any current deviations from this
requirement should not be included in future
parking analysis, or similar, and should be
immediately resolved.
4) The abandoned alleyways may have acted
as a buffer to adjacent residential property. In
the absence of the alleyways, a minimum rear
yard setback of 25 -feet shall be observed, as is
required by the LDR1 zone.
5) All structures, including buildings, lighting,
and parking lot expansions and/or
replacements shall be submitted to the City for
review and approval prior to construction.
6) A landscape plan addressing abandoned
alleys shall be submitted for review and
approval as part of the final plat application.
These areas would not have been reviewed
when individual lots were developed as is
required. Adequate screening of parking areas
to adjacent properties should be considered in
the landscape plan (Section 3.4.150(A).
7) Any proposed or replaced lighting shall
comply with City commercial lighting standards
and residential lighting standards.
