management.

Development Standards Review
1) No access to the City road network is
proposed. New lots are not to be created
without access to the City's transportation
network.
2) Streets need to more closely align with City's
grid system. Proposal will need to undergo
major revisions to accommodate this. Cul-de-
sac area should be the through street to line up
with future commercial stub out on the south
side of 7th South. Proposed east -west road will
need to be brought to the south side of parcel.
3) Details are needed regarding homeowner's
association. Specifically, the City needs to
review proposed Covenants, Conditions, and
Restrictions (CC&Rs). Attention should be
given to maintenance of all common areas.
4) What are the impacts on schools? Will this
type of housing (likely more affordable than
detached housing) attract families with younger
children attending schools?
5) Common areas should be clustered to
create areas that are more functional with
regards to park area and playground
equipment. This will increase visibility of
common areas which will increase visibility and
thus decrease potential areas of mischief, etc.
6) Building plans will need to be reviewed by the
design review committee. Current proposal
may have lot lines that would not allow required
architectural features such as offsets,
balconies, projections, etc.
7) A landscape plan needs to be submitted for
review and approval. This should be submitted
prior to this preliminary plat approval, or as a
minimum at the time of the final plat application.
8) Street lighting details need to be submitted
for review and approval as part of the final plat
