The City's Comprehensive Plan map and text
do not support the MDR1 request. Specifically,
the map calls for Low -Moderate density
residential, which the zoning district of MDR1 is
not included. The text of the Comprehensive
Plan states, "Locate community commercial
services, higher density housing, and quasi -
public services at arterial intersections.
Surrounding land uses are generally large lot
single-family subdivisions. Lots in theses areas
range from 1 to 5 acres.
Approximate number of yieldable lots/units as
proposed are as follows:
LDR1- 366 lots (calculation includes 17%
deduction for roads)
MDR1- 390 units
RR1- existing lots
An annexation agreement should be entered in
to between the City and the Property owner
prior to finao adoption of the proposed
annexation.
