At the time of the field survey for Phase 1, Building 1 was near completion, and the pad for Building 2 was poured. Only the curb and driveway shown was installed. All remaining construction will be part of future Phase 2. All interior building measurements and elevation differences come from the design architectural/structural plans. Variations may exist, so as—constructed locations of elements shall govern condominium interior unit boundaries. 2. All finished floor elevations were determined using localized differential leveling, beginning at a GPS—derived elevation in the NAVD88 datum. 3. No title report was provided to the surveyor by the client. Easements and other encumbrances of record could exist, but are not shown on this survey. 4. Utilities are not shown on this survey. 5. This development is currently in the Medium Density Residential (MDR) Zone which requires a minimum front yard of 25', a minimum rear yard of 20', and a minimum side yard of 4" for every 1' of building height(6' minimum). Maximum lot coverage is 709. 6. Bench Mark set on fire hydrant bolt with aluminum tag which is North 09'37' East a distance of 96.7' from property corner point #204. 7. All common elements and limited common elements are private and are to be maintained by the condiminium association. Individual units are privately owned and maintained by each individual unit owner. B. The visitor parking on the north side of property is currently not in the location depicted on this plat, but is within the 25' setback.
