Box 50691) Idaho Falls, Idaho 83405 Re: Bryce Owen Student Housing Dear Bryce: The site plan is under review with the following City Departmental comments. I have attempted to summarize them in this letter for you. (#) Departmental Comments 1 Building Department provided the following comments: a) Requested a single lot unless the two properties are provided easements for access for each unit. b) The east parking spaces are short one space. c) The aerial photo indicated that the west setback is too small. d) The plan needs a Handicap Accessible parking and an accessible route to the right-of-way. e) Demonstrate and verify the 30% landscaping area. 3 Public Works Department requires information on the fence line and the railroad right-of-way. (Why are they so different?) 4 Engineering Department needs an "as built" drawing when the plan is completed. 2 Fire Department requirements attached. 3 Streets, Water, and Waste Water Department reviews are in process by John Millar. WATER SUPPLY: This proposed project will require a minimum of one fire hydrants capable of supplying a minimum of 1750 GPM for two hours within 500 feet of each building. The drawings do not show any fire hydrants. 2. The areas adjacent to the buildings without any parking shall be marked with "No Parking, Fire Lane” in addition to having the curbs painted red and maintained. Additional plans are required to complete an accurate plan review of this project. If there are any questions please feel free to contact me.
