We have been informed by the builder that you have identified Code concerns on the lateral
transfer of forces through the breakfast/hearth room areas of the twin home structure. The
purpose of this letter is to address these concerns by providing a recommended course of
action to address this concern.
Breakfast/Hearth Room
To provide adequate transfer of lateral forces through the windowed area at the back of this
room, the contractor will need to implement a structural treatment for this situation by adhering
to the following specifications:
• Make the headers above the window openings continuous and extend them through the
sheathed wall area on each side of the window openings, extending the headers across
the covered porch area to the master suite wall. Fasten sheathing to the extended
headers per IRC.
• Construct sheathed, braced walls (blocked) each side of window openings and also
above the headers above the window openings. Sheath the wall on both sides,
construct wall framing per IRC 602.3(3), securely nail sheathing to header, and reduce
nailing pattern from 6" to 4" per IBC. Sheetrock interior side of wall and fasten per IRC
702.3.5.
Conclusion
Concerns have been expressed by the Building Department over proper transfer of lateral
forces in the breakfast/hearth room areas. We are requiring the above-specified structural
treatments to provide the adequate structural performance required for this structure.
