Re: Thrifty Car Sales Lot Site Plan
Dear Larry:
I have reviewed the site plan for the Thrifty Car Sales lot for complyance with city standards and have
the following comments:
I. 7th North on the north side of the site must be developed to city standards for a local
collector street. This will require curb, gutter, sidewalk and 17.5 feet of street reconstruction.
2. The storm drain system must have adequate storage to hold the amount of water collected
less the amount pumped. There is insufficient detail on the plans to determine if adequate
storage is provided.
3. The north east corner must all for a 30 foot sight triangle to not obstruct the intersection.
This may require that the automobile display area be moved back some.
4. Sidewalk equal in width to the sidewalks to the south must be provided along the east
edge of the site.
5. Adequate street right-of-way may need to be provided on the north edge of the property
to allow for the street and sidewalk constuction.
6. Final building plans need to be submitted to the building department and reviewed prior
to the issuance of a building permit. The plans for the building must be signed by and
architect of engineer.
7. Front footage costs for the use of the water line are set at $12.00 per front foot and
calculate to $4,068. The costs for sewer line frontage will be waived because of the need to
extend your sewer line in order go obtain service. The costs for the street frontage are set
an $10.00 per front foot and equate to $3,390. There are also development fees that will be
determined when the building permit is issued.

attempted to summarize them in this letter for you.
(#) Departmental Commepts
1 Planning and Zoning requested a competed site plan checklist including owner
information.
2 Building Department requested Handicap accessible drops in curbs and sidewalks.
3 Engineering Department needs an "as built" drawing when the plan is completed.
4 Fire Department required 2 fire hydrants for the site plan.
5 Streets, Water, and Waste Water Department reviews were approved by John Millar.

We have reviewed the site plan for the Thrifty Car Lot in Rexburg and find it to be in compliance with
city standards. This letter will serve a approval of the site plan. After construction is completed we
will need to have a revises or as constructed plan if changes are made. When the work on 7' North
is done the city may elect to work with your contractor to complete the widening or reconstruction
of the street. Please keep in touch with us as construction on the street nears.

Upon review of the site plan drawings submitted the following items need to be
addressed:
1. WATER SUPPLY: This proposed project will require a minimum of two fire
hydrants capable of supplying a minimum of 2250 GPM for two hours within 450
feet of the building. The drawings only show one existing fire hydrant.
Additional plans are required to complete an accurate plan review of this project. If
there are any questions ,please feel free to contact me.

In response to your letter of January 26, 2004, the review comments have been addressed:
1. Site plan checklist enclosed with 11x17 drawing.
2. Handicap access added and discussed with Val.
3. We will provide as built drawings after job is complete.
4. There are currently two fire hydrants within 250 feet of building onsite. This was
discussed with Chris Huskinson.
