building larger than this. I cannot determine
from the site plan what is existing and what is

Need parking analysis which includes: Size of
building (gross square footage), describe land
use for building, number of parking spaces
required, number of parking spaces provided.
6-09-2008 Parking analysis still not submitted.
In the absence of an analysis, Staff reveiwed
old files and aerial photos to material to make
assumptions. Therefore, it is assumed that the
use will be medical in nature and will therefore
require 5 spaces per 1000 square feet of gross
floor area (GFA). With this standard, the
proposal has met the requirement.
Location of trash dumpster? Location cannot be
within the front yard setback of 20 -feet.
Dumpsters need to be screened. Show location
and material to be used for dumpster
screening. Material needs to be consistent wit
that used for the primary building, e.g. wood,
stone, brick, etc.

meets standard, ok.
Please submit a landscape plan. Parking areas
need to be screened as possible given some
"granfathered status" of the parking lot location
and dimensions of existing landscaped area.
Show location and type of trees, shrubs, and
ground cover to be used. Recomended: 1 tree

that he will work on the landcsaping issues as a
deferred submittal.
Revised site plan- southernmost parking stall
needs a manuevering area installed. This area
should be 6 -feet by 22 -feet.

South side of building needs an additional 9 feet
of animating features such as arcades, display
windows, entry areas, or awnings.
Continuous internal pedestrian walkways, no
less than 5 -feet in width, shall be provided from
the public sidewalk or right-of-way to the
principal customer entrance of all principal
buildings on site.
If proposed pedestrian connection is located on
existing ashpalt, striping can be an applied
surface rather than a textrue change. Areas
from enrty to sidewalk need to be ADA
accessible.

Options. He said that he will commit to

the elements listed below. At least one of these
elements shall repeat horizontally. All elements
shall repeat at intervals of no more than thirty
(30) feet, either horizontally or vertically.

through a change in plane no less than 12
inches in width, such as an offset, reveal, or
projecting rib.
May need to add an element to the existing
building to maintain architctural continutity.
Development shall provide the establishment of
or enhancement of pedestrian or public spaces
by providing at least two (2) of the following:
Patio/seating area, pedestrian plaza with
benches, transportation center, window
shopping walkways, outdoor play area, kiosk
area, water feature, clock tower, steeple, or
other such deliberately shaped area and/or
focal feature or amenity that, in the judgement
of the Planning Commission, adequately
enhances such community and public spaces.
Any such areas shall have direct access to the
public sidewalk netwrok and such features shall
not be constructed of materails that are inferior
to the principal materials of the building and
landscape.

response to this request, applicant refers to a
document that was submitted to us, however, I
cannot find it. Applicant refers to a Covenant
that the Business Park does not requires this;
