NOTES
1. Basis of Bearing - recovered monuments along the East boundary of Lot 3, Block
3, of Westates Subdivision No. I per the recorded plat thereof.
2. All Common Areas are private and are to be maintained by the Homeowners
Association.
3. Individual Lots are privately owned and maintained by the Lot owner.
4. The interior lines dividing said Lots nut through the interior gap in the party
wails, and on the projections thereof to divide the carports.
5. Parking areas, Walkways, Driveways and Landscaped areas are Common Areas.
6. Each unit consists of the entire property enclosed by the Unit boundary lines
including the land and all improvements thereon, but subject to the covenants,
conditions, restrictions and easements set forth in the declarations for
maintenance purposes, etc.

Beginning at a point that is S89048'44"W 1019.75 feet along the North line of the SE
1/4 of said Section 25, and S00°15'55"E 659.64 feet from the East 1/4 comer of said
Section 25, said point being a recovered Iron Rod marking the NE corner of Lot 3,
Block 3, of said Westates Subdivision No. 1, and running thence S00° 15'55"E 130.20
feet along the East line of said Lot 3 to a recovered Iron Rod on marking the Southeast
corner of said Lot 3, Block 3; thence S89044'05"W 300.00 feet along the South line of
said Lot 3 to the Southwest corner of said lot 3; thence N00016'05"W 130.55 feet along
the West line of said Lot 3 to the Northwest corner of said Lot 3; thence N89°48'10"E

BE IT KNOWN THAT Jenks Brothers Incorporated, is the owner of the tract of land shown
hereon, described as follows:
Lot 3, Block 3, Westates Subdivision No. 1, an Addition to the City of Rexburg, Madison
County, Idaho.
We the Undersigned owners do hereby certify that we have caused a survey to be made, and
this RIVERWOODS TOWNHOMES, DIVISION NO. 3 plat to be prepared pursuant to
Idaho Code, Title 55, Chapter 15, and we do consent to the recordation of this plat and
documents, subject to all easements of record. We also certify that the Lots shown on this
plat are eligible and will receive water and sewer service from the City of Rexburg, and said
Municipality has agreed in writing to serve said Lots.
