HomeMy WebLinkAboutAPPLICANT REQUEST LETTERS - 03-00021 - American Manor Apartments - RemodelDear Steve Zollinger, I need a letter from the city of Rexburg stating the number of required parking spaces for the 223 students living at American Manor Apts located at 151 S 1St E, as required by the city dated today. Parking that was originally approved by the city was 74 spaces. The nature of the complex has not changed. The number of students housed has not changed. The number of apartment units has not changed. The original size of complex was 335" X 184" plus adjacent lot of 184" X 62". The present size of complex is still 335" X 184" plus adjacent lot of 184" X 81". (I exchanged the far east lot for the one directly south of complex for student's convenience.) Thank you. However, the college now is requiring that I submit a city approved parking design to them with an additional 85 parking spaces in order to remain on their approved student housing list. Since this complex was built over 12 years ago and is land -locked, I have torn down two buildings and will be removing a third to make room for these additional parking spaces. This is the parking design by Schiess and Associates with those buildings removed. I have already received a variance by the planning and zoning committee last month with regards to the ratio of compact cars. I am now asking the city council of Rexburg for their approval on this design for the 158 required parking spaces, so I can submit it to the BYU Idaho housing department. Thank you so much for your time and help in resolving this unique request from the college. Applewood Apts renamed as American Manor Apts has the same 223 students but BYU Idaho housing is requiring that we have 155 parking spaces. To accommodate them we have torn down two houses and will move off the third house/dental building after Dec 2004. We are landlocked and have tried to make the best use of the space we have. BYU Idaho housing is requiring a parking design approved by the city. (The fire department has already approved and passed the design.) BYU Idaho housing is simply counting parking spaces. Since the number of students has remained the same, and the parking is grandfathered by the city, I am asking the city for flexibility on the extra 79 spaces the engineering firm designed. They are mostly for additional compact cars. They did their best to double the existing parking spaces while still keeping the safety issues constant.
