The cul-de-sac at Block should be a through
road between Pinebrook Estates Division 1 and
2. This will allow for good connectivity and more
effecient snow removal, while creating a very
minimal amount of extra traffic from what exists
or exsting potential.
This issue should be looked and resolved
based on the City Engineer's advice.
Several lots may be below the minimum width
standards within the RR2 zone. Specifically,
lots 11 and 13 of Block 3, lots 4, 5, 10, and 11
of Block 1, Lot 8 of Block 5, Lots 15-24 of Block
6. In addition, lot 7 of Block 5 has a very limited
building area, and should therefore be increase
in depth, specifically.
Lot 1, 12, and 16 of block 3 should not have
access to 12th West as this is a future major
arterial and direct access is not
appropriate.Access points should be local
roads that the City will have the ability in the
future to manage, i.e. stop signs, and traffic
signals.
The road connections and "stub outs" to the
north need to be looked at more carefully with
regards to future road allignments. Specifically,
proposed roads should not line up where
existing homes are located_ Future road
networks need to be a top priority. As this area
develops over the long term, further subdividing
of these larger lot areas will occur.

With recent changes to the preliminary layout
the addressing and street names of this plat
should be reconsidered. The City of Rexburg
subdivision ordinance reads as follows: "All new
streets shall generally be named as follows:
Streets having a predominantly north -south
directions shall be named 'Avenue' or 'Road;
streets having a predominantly east -west
direction shall be names 'Street' or 'Highway';
meandering streets shall be named 'Driveway',
'Lane', 'Path', or 'Trail', and culdesacs shall be
named 'Circle', 'Court', 'Way', or 'Place"'.
With this in mind, 'Pinebrook Circle' should
have different name and type. With
Cottonwood Lane coming off it, it no longer
meets the definition of a circle. Oak Hill should
be a 'Street' or 'Lane'.
