has it all, beautiful landscaped tree lined streets; craftsmen style homes with front porches, walking trails, attractive lighting, and more. Summerfield is a live in place community,
meaning you can buy your first home and last home all within the same community. Summerfield’s grand entrances are inviting and will add value to the community for years to come.

A sense of community is vital to Summerfield. The Craftsman style homes with front porches, proper setbacks, tree lined streets, and walk-ability of the community all play a part in
the feel of Summerfield. Craftsman style is new to this part of Idaho, but is a time- tested style that’s been around for years. Summerfield requires four different types of products
on the front elevations, rock, bat-n-board shutters, shakes, and horizontal or vertical siding. Homes and all outbuildings that are visible must meet these requirements. Summerfield’s
design review committee will approve all homes and outbuildings. Summerfield consists of single family detached and attached for sale housing. Single family detached consists of both
smaller lots for the first time homebuyer, and larger lots for the move up buyer. The attached product consists of twin homes and two story town homes.

Summerfield Park is at the heart of Summerfield. The park is a short walk from each residence.
Summerfield Park is a private park that Summerfield Association owns and maintains. The park offers the following amenities:

The Clubhouse is designed with a craftsman elevation, and offers the following:

A Brief Summary About The Summerfield Play Ground
We challenged playground companies to design a playground kids dream about. You will find this playground in Summerfield. The community playground is second to none. Most prominent
is the Skytower, an incredible palace of fun, enclosed slides with up to 17 feet of vertical drop and five levels of interactive activities. Attached are over seven different entrances
and climbing areas for providing excitement, exercise, and education. Before children are big enough to conquer the Skytower, a MaxPlay system is situated in easy viewing for parents.
As its name suggests the MaxPlay system is designed to bring the maximum out of the playground experience. Targeted to younger children, ages 2 and older, this structure is packed
with activities from slides to store fronts. The newest designs from companies bring the fun and challenge of bouldering climbing walls. The Canyonz Slide is an incredible combination
of new innovation with old school fun. Built in the middle of this bouldering-climbing wall is a slide, a fun way to dismount. Lastly, every great playground must have swings. The
arch swings are very stable and reliable with 4 standard swings and 2-bucket seats for younger swingers. The entire playground meets all safety and commercial playground requirements.

Summerfield currently has over 15 acres of common areas with more planned in the future. The most prevalent common area is Summerfield Park. Other common areas include:
Pocket parks
Entry monuments
A dog park
Picnic parks
Walking/Jogging trails
Landscape buffers
Each of the common areas serves a vital role in providing a diverse and attractive community for Summerfield residents. The entry monuments provide direction, value and presence to
the community. The dog park allows pet owners a place for their pets to play and roam unleashed. Picnic parks provide a quick quiet get away. Walking/jogging trails provide safe areas
of travel for exercise and ease of movement around the community. Certain trails are designed specifically for foot traffic to the near by elementary school. The landscape buffers
provide value to the homeowners and enhance the entire community. Mailboxes are centralized within common areas to create a sense of community as neighbors get out, visit, and walk
the neighborhood.

A Brief Summary About the Landscaping for Summerfield
The landscaping in Summerfield will bring out the beauty of the community. Everywhere you look there will be shades of color. Grass, various shrubs, trees, and plants will be scattered
throughout the common areas. Landscaped buffers between city roads and the community, and shade trees lining the streets will add value and beauty with age. At night neighbors will
be able to walk the streets and paths with out worry due to ample decorative street lighting. Mailboxes will be placed in the common areas to be accessible to all residents. The entrance
monuments are an attractive craftsman resemblance of the home elevations you will find in Summerfield. Fencing around homes will be vinyl or treks to make the fences appealing and easy
to maintain. An exterior fence will be on either side of the monument entrances, which will be constructed of rock pillars and vinyl wrought iron fencing between pillars. Summerfield
will be an incredibly beautiful community that will look better with age.

A Brief Summary About Summerfield Covenants and Homeowners Association
Covenants are associated with most new communities today. Some more strict than others. Covenants if followed protect the values of the residences within the community. In general
the covenants for Summerfield require that each home have a front porch and craftsman elevation. All roofs must have a 6/12 pitch or greater. Four different types of product must
be on the front of each elevation. Rock, vertical or horizontal siding, shakes, and bat-n-board shutters will be allowed on the front elevations. No antennas, satellite dishes, basketball
hoops or similar items may be attached to the front of the homes. Any recreation vehicles such as boats, campers, RV’s or four wheelers are not allowed in front of the home. They
are allowed to be parked on the side of the home as long as a fence screens them. Disabled vehicles are not allowed on any of the lots unless parked in the garage. Trash cans can
only be on the street for a day and then must be removed and screened from view. The covenants also require homeowners to maintain and replace street trees if necessary. Included
in the Covenants is legal type needed to organize the homeowners association and enforce the covenants. The homeowners association will be funded through monthly dues and will receive
¼ point anytime a home closes in the community. All common areas will be maintained and managed by the association.

A Brief Timeline for the Development and Construction of Summerfield
Summerfield’s preliminary plat shows two types of phasing: platting phasing, and construction phasing. There currently are four platted phases labeled PHASE 1, PHASE 2, PHASE 3, and
PHASE 4. There are four platted construction phases labeled CONSTRUCTION PHASE 1A, CONSTRUCTION PHASE 1B, CONSTRUCTION PHASE 1C, AND CONSTRUCTION PHASE 1D. There is an LDS Church
Site in Phase 1. There is a future residential site labeled Block 11 Lot 27 that is not yet a phase, but part of Summerfield. Construction will begin on CONSTRUCTION PHASE 1A upon
final plat approval, weather permitting. There are many common areas in CONSTRUCTION PHASE 1A. The Summerfield Park, dog park, entry monuments, buffer common areas, trails, pocket
and getaway parks by the town homes and twin homes and fences. All of these common areas will be developed at different points during the construction of CONSTRUCTION PHASE 1A. The
last of these common areas are expected to be completed by or before early summer of 2011 with the exception of the Club House and Clubhouse amenities. The Club House and Club House
amenities will begin construction once 75 homes have closed in the Summerfield Community. The CONSTRUCTION PHASE 1A consists of single-family homes, twin homes, and town homes with
one and two car garage units. All three residential products will be built simultaneously. A sales trailer will initially be placed at the site to accommodate customer home sales
until a model home can be built.
