Please forward to the respective departments. SITE PLAN REVIEW Planning Staff Review: 1. The snow storage area has been recalculated to be based on the impervious parking area. Snow storage calculations are shown on plan sheet A0.1. Snow storage areas are landscaped. 2. Landscape has been added along Highway 20 as shown on plan sheet Ll. 1. 3. Photometric layout has been added to the electrical site plan, plan sheet E-1. Fixture cuts are attached. Exterior lighting is "Night Sky Compliant" 4. Wall on the north property line is a 6-0" tall masonry wall (see detail K/A0.2). It will be constructed with the same materials as the building. 5. The ditch can be accessed from Airport Road. There is not an access easement to the ditch through the property therefore it is our opinion that we do not have to provide access to the ditch. The new masonry fence will be located 20'-0" off the property line and 10'-0" from the high point of the ditch bank. This allows enough room between the fence and the ditch bank to maintain the ditch. The outdoor storage area will only be un -locked during business hours and providing access to the ditch through the locked storage area would jeopardize security. 6. Members of The American Institute of Architects Public Works Review: Drawings will be changed to reference Rexburg standard. The referenced was obtained from The City of Rexburg Development Code, page 18, Standard Drawings and Specifications indicates "drawings and specifications are defined as The Idaho Falls Engineering Department Standards......" 2. Razor wire has been eliminated from project. Dumpster enclosure de/tails are shown on plan sheet A0.2, detail M and elevation K. Fire Department Review: Materials Testing and Inspection (MT1) has been retained to performed hydrant flow test. Test are scheduled for the week of March 17�'. When the results are complete they will be transmitted to the City. 2. International Fire Code - 2006 section B 105.2, exception allows a fire flow reduction of up to 75% when the building is provided with an automatic fire sprinkler system. However the fire flow can not be less than 1,750 g.p.m. Table B105.1 requires a building with our construction type and size to have a 2,500 g.p.m. fire flow for 2 hours. With reduction noted above the actual required fire flow is 1,750 g.p.m. for 2 hours. Per table C105.1 a building with a fire flow of 1,750 or less is only required to have one fire hydrant. The walls are 22'-8" tall. The building will have high piled storage and the fire sprinkler system will be designed accordingly. 4. As indicated above required fire flow is 1,750 g.p.m. for 2 hours. COMMERCIAL NEW Administrative Review: The project has not bid yet, therefor we do not know who the general contractor and sub- contractors are. We the contractor has been selected they will be instructed to provide this information. 2. A 2" water meter will be installed. It will be installed inside the mechanical room. It will be provided with a remote reading device. Building Department Review: Materials Testing and Inspection has been retained to provided special inspections. 2. Contractor will be notified of requirements for plumbing inspections. Fire Department Review: Two 4-A:60-B:C fire extinguishers have been specified for this project. One is located in Hall 107 and the other in Counter Area 101. Fire sprinkler plans will be submitted to the State Fire Marshall for approval prior to installing the system. The fire alarm control panel is located in Mechanical Room 106. Plans will be submitted to the City of Rexburg for approval prior to installing the system. 4. The requirement for a fire department lock box has been added, see plan sheet Al. 1. I believe that you will find all is in order.
