request should align with changes that we
understand are/will be discussed for this
area. We understand changes are being
considered to change this area in the
Comp Plan from COM to M-HDR to better
reflect the area more accurately. There
are 4 lots in a row (this lot being one of
them) that are residential houses in a
COM zone, which are grandfathered in.
The area to the north & south of this row
of 4 houses is also residential zoning in
M-HDR.

The area immediately to the north and to
the south are HDR1 and HDR2,
respectively. Also, the 3 lots immediately
to the east are 3 residential houses, even
though they're zoned as CBC (they are
grandfathered in as residential).
What are the similar uses and where are they located?

presently serving the area?
It is a corner lot and has frontage
primarily on 4th South. However, it also
has frontage secondarily on 4th West.
On what street(s) does the property have frontage?

Note: I'm not sure exactly what is
referred to by “subdivided” in the last
question above. It is a single lot with a
house on it, and we do not intend to
divide the lot.
