Water line likely on Cornell Ave or 2nd S Current 1” water line coming in mechanical room Water heaters centrally located Each unit will need water shut off, will also need main shut off Mechanical: Will be no mechanical other than bathroom fans, heating will be electrical Current gas line will be capped, no mechanical with gas Bathroom fans down stairs will exit through central cavity No required venting for kitchen Electrical: Electrical clearance should be good or able to work out 4 pack meter on East side Electrical heaters for unit heat, cove heater Building: Egress windows, dig and cut for lower level 5.7 sq/ft min window opening for basement level, 5.0 sq/ft min window opening for floor level. Minimum 24” wide OR 20” tall, 44” off ground/floor to opening Current porch door that is closed off will be reopened for upper level entry Does not need to be double 5/8” ceiling for fire separation, but needs all the way to roof deck (as per Cody Jones) Planning & Zoning: High Density Residential 2 zoning Previously applied for CUP for dormitory use denied in 2018 (permit 18-00709), denied on the premise of parking being an issue. 2 parking spaces per unit Part of current parking will need to be landscaped Landscaping can be just grass, can add sidewalk (curb/gutter) Currently 6 parking spaces available As per Steve Zollinger, will not be able to apply for Pedestrian Access to Street use to reduce parking requirement May be able to fit some parking as tandem parking Cut sidewalk and tear everything else out? Need to tear up concrete on west side of home (Cornell Ave) Sidewalk stays, need to put in curb & gutter 10’ buffer from property line on Cornell Ave Property located in Pedestrian Emphasis District, will need 8’ sidewalks Alley needs to be paved for the parking lot (E 2nd S Alley) for both 150 E and 156 E properties Impact Fees & Fees: Impact fees charged as a duplex converting to 4-plex (adding two units), not as a Single Family Residence to 4-plex Gave fee summary to Jeff, explained will need valuation for mechanical work (for bathroom fans) which will add to current fee summary, will need Contractor Work Acceptance form for Mechanical, Electrical, Plumbing, Fire Alarm, and Fire Sprinkler contractors. Other Items: Fire Alarm and Fire Sprinkler plans can be accepted as delayed submittals Check with engineers for requirements/standards for concrete work Can start demolition work while plans are in review 156 E 2nd S – Current Triplex Currently 5 parking spaces May consider Restrictive Lot Covenant to combine two lots (150 E & 156 E) to accommodate parking for both properties
