Conference Room Project location: 425 Harvard Ave, Permit 20-00411 Blake Willis, Bret Stoddard, Alan Parkinson, Stan Crittenden, Don Allen Minutes taken by Annie Kuta Fire Hydrant Fire hydrant already in place (acknowledged by Stan) Need Fire hydrant between Building 2 &3? Already have one by Building 4 Water Lines Water main may interfere with Building 4 Water line 11 foot setback on North, 22 foot on South Each building will have own water meter, each meter line goes directly to city line. Same with Sewer line. May need Utility Easement for water/sewer lines to individual buildings if line crosses property of other building. 4 1” lines coming off main in cul-de-sac (a possibility to avoid needing easement) Preferred placement: Buildings 1 & 4 water line come from sidewalk, Buildings 2 & 3 through cul-de-sac, lines 1-2 feet apart. Storm Drain All drainage needs to remain on site. No storm drainage currently Possibility: Create retention pond North (Northwest) of Building 1 or French Drain. Surface water calculation (area * .9/12 * .9) or (area*.9/12*.7 for grassy areas) = cubic feet volume Sewer Need manhole in cul-de-sac Building 2, 3, 4 to manhole in cul-de-sac Building 1 could attach by street/sidewalk 8” line from manhole to city main, 4” line from building to manhole Sewer 5 ½ feet deep at North end, 7 ½ feet deep at South end Dumpsters 4 90-gallon canisters 45’ radius for trucks to turn around in cul-de-sac (need to verify dimensions with Keith) May need to have tenants wheel cans to street curb Need to address neighbor’s dumpsters on the property Buildings 1900 square feet with 2 car garage (400-500 square feet) Fencing around property, talk with neighbor to South about shifting fence line back to her property line. Need to have required visibility near right of way access
