HomeMy WebLinkAboutMEETING MINUTES 6.11.2020 - Josh Fullmer - Split lots - 12th W & Hwy 33 City of Rexburg Planning and Zoning 35 North 1st East Rexburg, ID 83440 Phone (208) 359-3020 June 11, 2020 Attendees Staff: Alan Parkinson, Keith Davidson, Bret Stoddard, Tawnya Grover, Stephen Zollinger Applicant: Josh Fullmer, Ryan Malm, Holly Address: 23 Sawtelle Ave LOT 1: Scenario #1 Comprehensive Plan: Commercial Zone: Community Business Center (CBC) The purpose for today’s meeting is not something Dr. Fullmer foresaw. He needs to split the lot, so the surgical center is on one lot and the office is on a second lot. Building: Each unit should be able to be self-contained. The firewall was identified. The firewall should be a 2 hr. wall. The 1 hr. wall previously required was for healthcare facilities. Ryan talked about taking the fire wall up on the west side and going out along the roof. Bret looked at the electrical service; there should be a separate meter and separate shut-off for each side. A generator will also be hooked up on the surgical side. HVAC is already separated. Gas is on the northwest corner. Gas cannot go through one space to serve another. Gas may be able to come off of 12th W. Public Works: Water has not been separated. Water locations that enter the building had already been established. Sewer was going to tie together before coming in to the main, but now both of them will tie to the sewer separately. Telecommunications bored under the road already. Water under 33 is not an option. Ryan will have to look at all of these details. Planning & Zoning: First, the final plat for 12th W & Hwy 33 will need to be printed on mylar, signatures will need to be completed and the document will need to be recorded. The plat has been held up to get the Site Plan finalized, so the Final Plat will match the Site Plan drawings. The site plan case has been reviewed to determine the result of Joel’s notes. A review report was sent to both Mitch & Husk on June 11, 2020. for rev. (7) received on June 8, 2020, requiring revisions. The lot split needs to be taken care of after the plat. For submittal you will need legal Descriptions, easements for the water potentially, fees. Lot Split process after the plat is recorded for 12th W & Hwy. 33. CMS is a separate address. Suite numbers will be the option in a single building. Addressing takes place once the final plat is recorded.
