The roof is double -Ts. 2 doors will be added egress in the rear. HVAC. The front 2 HVAC units are heaters. Air exchangers were used to circulate the air from those two heaters. The back 4 rooftop units will not be used. In the past, to compensate, 3 Resnor heaters were used. There will be ducted returns. Fire Sprinklers. The building is currently sprinkled and will be. Phoenix Fire — Clint — walked through the building with him to replace the heads. Fire Alarm. Fire Alarm will be updated in parallel. Both are typically delayed submittals. PUBLIC WORKS • The parking lot has 2 exits onto 2nd. Would you be willing to only have one exit onto tad E? Water& Sewer. Water is 6" riser and sewer is 8". Roads. Building sits right on west property line. • Potential right of way needed on E 40' N. • Impact Fees Fire & Police = $0 Streets = Trips/Day Water & Sewer = Comparison to similar facility (2 bathrooms currently to 6 bathrooms); Potential upsize of meter (will need to pay for the meter) PLANNING & ZONING Lot Configuration. Shane Murphy is the agent. The owners are replatting the site to continue the north south lot line in the middle of the property south to the road. • An application and review process would be needed before recording. Parking. The change in access would actually allow them to pick up some more parking. 18 employee parking in the back. 81 spaces in the front. Loading/Unloading. Current loading dock will be used for storage. Sign. Owners will reuse the sign.
