The reason for today’s meeting is to address design standards, as this is an existing building.
Dustin Preece explained he has purchased the property at 68 South Center, from the Little Caesar’s location
to the east corner (South Center). The Everyday Floral location measures 6,000 sq. feet. They want to
remodel this section to match the rest of the building (west), which has been remodeled. They will subdivide
this area into 4 spaces of approximately 1500 sq. feet each. They will remodel the 100 foot frontage, with
doors and windows also matching the remodel to the west. Brick will be used on the front and will wrap
around the east side of the building.
The applicant, the Committee, and staff discussed several concerns.
Four issues were agreed upon, three of them calling for changes to be completed by October 1, 2010, for the
applicant to obtain the Certificate of Occupancy:
1. Driveway onto Center Street – define and narrow the approach to 40 feet (currently 80 feet).
Suggested ways this could be done were by putting more landscaping on the south side of the
entry, and possibly putting a bench or planter on the north side of the entry.
2. Break up expanse of east brick wall with sign frames (for example those at Alpine Jewelry).
3. Storm drainage problems at back of property – a horizontal infiltrator could be used.
Val Christensen suggested that Dustin Preece meet with City Engineer John Millar.
4. Current roof line was found to be satisfactory.
