The purpose of the meeting is to determine if the planned project meets design standards requirements as
stated in the Development Code Ordinance 1026.
The applicant went through a zone change which changed the property to Mixed Use 2 (MU2). Three houses
on South 2nd East have been demolished.
There is concern about South 2nd East traffic. City Engineer John Millar has stipulated that there should be a
right turn only out on to South 2nd East with no left turns allowed.
The building will have a number of bump-outs and jogs. Brick, stone, and stucco materials will be used. It will
have three levels, with a total of 30,000 square feet. The number of parking spaces will be 3 per 1,000 square
feet of building space. The first and second floors will be medical, with the 3rd floor possibly being for
receptions. Awnings will be used on some of the windows. There will be a small monument sign.
A lighting plan will need to be submitted for staff review.
Storm drainage, snow storage, and dumpster enclosure materials were discussed.
A pedestrian walkway must be identified and maintained during construction of the project. The walkway
will need to be made of ¾ inch crushed aggregate base material or better.
The Design Review Committee concluded that the Beaumont development would meet the design standards
requirements to include the issues stated at this meeting.
