Any Local Codes, Specification by an Engineer or Architect supersede this information. 1. Heating and Cooling equipment and appliances shall be installed in accordance with the manufacture's installation instructions and the requirements in the 2015 IRC Chapter 14. 2. Clothes Dryer to be exhausted in accordance with manufacture's instructions. Exhaust ducts shall terminate on the outside of the building. Exhaust duct length and instalation to meet the requirements in 2015 IRC section M1502. 3. Dwelling unit bedrooms for all 125-volt branch circuits for 15 & 20 amp receptacle outlets shall be protected by an Arc-Fault Circuit Interrupter. 4. A 22 " x 30" attic space access point is req'd. If the plans do not specify a location, the Contractor is to locate it. (2015 IRC R807.1) 5. A 18" x 24" crawlspace access point is req'd if a crawlspace exists. If the plans do not specify a location the Contractor is to locate it. (Reference 2015 IRC, R408.4) 6. Buildings with a crawl space shall have foundation vents that comply with section R408 of the 2015 IRC 7. Provide floor and/ or landing on each side of exterior doors. The width of the landing shall not be less than the width of the stairway or door served. Minimum of 36" in the direction of travel is required. A step of 7 3/4" is allowed at non- egress exterior doors provided the door does not swing over the step. (Reference 2015 IRC R311.3) 8. Grade away from foundation walls shall fall at a minimum of 6" within the first 10 feet (R401.3) 9. Backfill shall not be placed against the wall until the wall has sufficient strength and has been anchored to the floor above, or has been sufficiently braced to prevent damage by the backfill. (2015 IRC R404.1.7) 10. Flashing shall be installed in such a manner that prevents moisture from entering the wall and roof through joints in copings, through moisture permeable materials, and other penetrations through the roof plane. (R903.2) 11. An Ice Barrier Consisting of at least twolayers underlayment cemented together or of a self-adhering polymer modified bitumensheet, shall be used in lieu of normal underlaymnet and extend from the eave's edge to a point at least 24" inside the Exterior Wall Line of the building. (R905.2.7.1) 12. The Garage shall be separated from the Residence and its Attic Area by not less than 1/ 2" Gypsum Board applied to the garage side. Habitable rooms above the garage shall have a min. of 5/8" Type X gypsum board. (Reference IRC R302.6) GUARDS & HANDRAILS 1. Handrails Shall Be Between 34"-38" in height measured vertically from the sloped plane adjoining the tread nosing. 2. Handrails shall be continuous for the full length of the stairs. (See Code for Exceptions) 3. Guards shall be located along open-sided walking surfaces including stairs, ramps and landings, that are located more than 30" above level below. 4. Guard height shall not be less than 36". 5. Guard Rail shall have intermediated rails or ornamental closures that do not allow passage of a sphere 4" in diameter. 6. Triangle opening formed by the raiser, tread and bottom rail shall be such that a sphere 6" diameter cannot pass through. 7. Guard Rail shall not be constructed with horizontal rails or other ornamental pattern that results in a ladder effect. 8. Handrails shall have a Circular Cross Section of 1 1/4" min. - 2 " max. or Equivalent. 9.
