Per your request, I am writing to confirm the Zoning District designation for the
property owned by Desert Rose Enterprises LLC, with the Parcel Identification No.
RPROOOK0030081 and located at 440 South 4th W, in Rexburg, Idaho. The property is
subject to the Rexburg City zoning regulations. For your convenience, please see the City
of Rexburg Development Code Ordinance 1200, which includes explanations of the
various zones, parking requirements, and the zoning map, available on the City's website,
at www.rexbuM.ore.
The subject property is located within the High -Density, Residential 1 (HDR1) Zone.
The HDR1 Zone was established to provide higher -density, residential housing areas
served by collector and arterial streets for three or more families and dormitory housing
in close proximity to BYU-Idaho. This zone allows apartments. This parcel is also in
the infill/redevelopment area, which encourages whenever possible the large demand for
community housing close to the BYUI campus, commercial center, community
amenities, and job centers.
The property was not developed as a Planned Unit Development. The abutting zoning
districts are High -Density Residential 1 to the East of the parcel, High -Density
Residential 1 to the South, Community Business Center to the West and High Density
Residential 1 and Community Business Center to the North. The site currently
conforms to zoning standards.
