America Credit Union) Time: Spring 2021 LOT 1: Scenario #1 Comprehensive Plan: Neighborhood Commercial/Mixed Use and Low-Moderate Density Residential Zone: (CBD) Central Business District & (HDR1) High Density Residential 1 Buffering is required from the street and residential properties. The areas that face the street are required to be 10’ from the right-of-way. In the current building location, 6”:1’ building height setback would be required plus a buffer from the Park Place Condominiums, as well as the residential home to the north. The landscape buffering can go in the setback. Part of the land shown is along N 2nd E and in the Downtown boundary and the majority of the land is also in the infill/redevelopment area of the city. This is an area where we would like to see buildings along the street and parking behind them. By the Spring of 2021, a form-based code will potentially be adopted, as this is in a rough-draft stage now. • The Comprehensive Plan and the Rezone would be needed for the office to be located as shown on the site plan. • Lots can be combined into a single taxable lot through Madison County. • Parking lot interconnectivity will be required. • Parking: 0.9spaces/employee for a call center • Limited access onto roads; rethink accesses. • Signs – share pole for both structures • All storm drainage will have to be handled on site. • Site plans and construction plans can all be submitted at the same time. 10 business days for review.
