In response to comments on pages 1 and 2 of 3 for current building review status, please review the
following responses;
Description
Doors meet the requirements of the IBC Section 1010
Comments
On the balcony, door 312A serves as a second exit for assembly on both sides. However, it is required to
swing in the direction of egress, which would mean the door has to be able to swing both directions with
assembly on both sides
Revision response
There was a debate about putting in a second door because the door technically does not meet egress
requirements and enters a different room before an exit route. In which case we are limiting the
occupancy of each side of the balcony to 49, which requires only one exit. With this limitation on
occupancy, the door swing is not required to swing out of either space. We chose to swing the doorway
from the balcony that would be most likely used for observation. At this time, we are considering the
door as a pass through from one room to another not an egress option. We can remove the door
between the balconies if that is the wish of the City. We did opt to put it in to help with safety and
provide additional exit options. What is the direction of the City in this matter?
Description
Handrails and Guards meet the requirements of IBC Sections 1014 and 1015

Handrails shall not project into the required clear space width per A117.1, 405.5 (see ramp in classroom
141). It appears section 403.5.1 allowance for narrower landing with wider ramp run on accessible route
was intended.
Revision response
Changes have been made on the handrail at the top of the ramp such that the handrail will elbow at 90
degrees and die into the wall. Rails that are at the bottom of the ramp and stair runs have been
extended the required 12” and return back into the railing.
Description
Building complies with IECC (IBC 1301)
Comments
No energy report submitted on the new east entry. Please submit report or show compliance with
prescriptive requirements of IECC.
Revision response
Best efforts have been made to make sure the entry walls were constructed as per the energy code.
Further analysis and report will follow.
Description
Structural Docs identify snow, wind, seismic and other loads per IBC Chp. 16
Comments
Governing code is the 2015 IBC, which also indicates Ultimate wind speed is 115. Please confirm
compliance with current adopted codes.

A letter and justification have been attached from TBSE in response to this question.

What contractor will be preforming special inspections?

BYUI is working with Jacob Christensen at Allied Testing for a proposal on this project.
Description
Structural Steel designed by a licensed Engineer and meets the requirements of IBC Chp. 22

No engineer’s stamp on structural plans.
Revision response
We will submit the updated section of structural drawings with the TBSE sign and stamp.
Description
Glass and Glazing meets the requirements of IBC Chapter 24
Comments
Safety glazing is expected as standard in doors, on storefront assemblies and in door slide lites. The
window schedule on AE601 only shows 2 window for a room 214 (?). The window schedule does not
identify other windows such as referenced on east entrance floor plan (need required safety glazing
shown).

Description
Exit lighting and exit signs comply with IBC 1008 & 1013

*Each half of balcony assembly seating requires 2 exits with the dividing door serving both sides but no
exit signage (see other comments on Door 312A)
Revision response
Exit signage have been added to locations where it was indicated as needed. See attached drawings.
Description
Panic Hardware shall be installed as per IBC Section 1010.1.10
Comments
Interior elevations show some egress doors with lever handles serving assembly spaces Please note
doors to have panic hardware where serving spaces for assembly occupancy use.
Revision response
Door hardware is specified per door in the specification manual and is noted on AE601 to refer to the
specification 08 7100 in the project specifications. I have double‐checked all doors that will require panic
hardware and they all are specified as such.
