See also notes on crawl spaces in flood hazard area. REVISIONS Building shows compliance with prescriptive requirements or as shown on a submitted energy report. Submitted COMcheck has lighting certificate but it does not have thermal energy report. Foundation insulation at interior slab on grade? REVISIONS Building or Structures located in Flood Area have Flood Certificate per 1612.5 Flood vents are required if crawl space floor is less than 1 foot above base flood elevation, and the crawlspace floor cannot be more than 2 feet below lowest adjacent grade (see FEMA TB-11). Unit heater shown in crawl space shall also be properly protected from flood hazard. * Note: Building is in flood zone and will require an elevation certificate. Plans show finished floor elevation at 4870.7 ft. REVISIONS Special Inspection Contractor is identified (IBC 1704.2.1) Who is the special inspection contractor?REVISIONS Wood Framing has been designed by a licensed Engineer and meets the requirements of IBC Chapter 23 or meets the requirements for Conventional Light-Frame Construction as per IBC Section 2308 N/A Concealed spaces are fireblocked/draftstopped per Section 718 Fireblocking per IBC 718 will be approved based on inspection. APPROVED Special Inspections are required as per IBC Chapter 17 With the previous building removed, structural fill for new building shall also have compaction tests done. What does the power company require for clearance? Joel with Public Works says it cannot go under the power lines under any circumstance. REVISIONS Do parking stalls meet code requirements? (Sizes & number of stalls/doors or beds? Parking stalls are to be 20 feet in length. Up to 25% may be as little as 16 ft for compact cars and marked as such. Parking lengths may be 19 ft ONLY where parked vehicles overhang a 6 ft wide sidewalk or overhang landscaping within the same property. REVISIONS Do sidewalks meet requirements by zone?Sidewalks along perpendicular parking shall be either 6 ft wide minimum or parking shall be provided with wheel stops along 5 ft sidewalks to prevent vehicle overhang. Which option will be applied? The plan shows 5 ft walkway with no wheel stops. REVISIONS Are utilities fenced or screened from view?Gates on dumpster enclosure shall be able to open 180 degrees to allow truck to pick up from the side (see detail C1/A106) REVISIONS Are the landscaping requirements met? (# of trees, caliper of trees, etc.) Are green space percentage requirements met? Landscaping plan needed to show required trees and shrubs to screen parking lot to street. (Rexburg Development Code 7.00.080.b) REVISIONS Building shall meet design standards required either by the zone designation or supplemental regulations in chapter 4. Submit landscaping plan for further review of features applicable to the city's development code section 7.00.040.b REVISIONS Is the land in a floodplain? Is it designated on the plat? (If in floodplain, floodplain certificate needed.) Building is in flood zone and will require an elevation certificate.
