* Is the extent and nature of the amendment requested clearly described?
Parking garage is the only building use noted on application. Only the generator is in the parking garage
(ground floor) while the antenna and equipment structures are on roof of a commercial/residential mixed use
building as shown on drawings.
* Is the proposed change compatible with the surrounding area and zoning?
Where installation is on a structure other than a tower, the antenna and supporting electrical and
mechanical equipment must be of a neutral color that is identical to, or closely compatible with, the color of
the supporting structure so to be as visually unobtrusive as possible. (Rexburg Development Code
3.07.040.c.2.a)
* Has a potential for nuisances or health and safety hazards that may adversely affect the properties involved
been identified?
* Antenna structure and equipment cabinet is intended to be placed on roof of mixed use building.
Structural and mount analysis for roof loads have not yet been submitted but will be required before work is
permitted as noted on plans.
* Per development code 3.07.080.a says associated cabinets are not allowed on roof tops or existing
structures. This section is up for revision to allow cabinets on roof tops only if they are located, screened, or
by other method made visually unobtrusive (this will be applicable to this CUP).
* Have any recent changes in land use on adjoining properties or in the neighborhood of the map revision
been identified?
This site was formerly HDR1 as noted on the application, but it has been part of the Hemming Project
Redevelopment Option (Prozone) detailed in appendix C of the Rexburg Development Code and is now
identified as such on the zoning map.
