Thanks Johnny, The Mixed Use Zone requires the commercial design
standards from Chapter 4 in the Development Code. Because the project
is all residential, we don’t have to meet the commercial requirements of
this section. There are two items that need attention for prescriptive
design review. 1. Vinyl siding is not allowed. 2. A Central Feature
is required such as a seating area, outdoor play area, clock tower,
water feature or other pedestrian feature approved by the Zoning
Administrator. If you do not want to continue prescriptively you can
request a design review meeting. Hope this helps. Remember, this is
only design review and there is still an on-going site plan and building
plan review taking place. Val
