Comprehensive Plan: Light Industrial Zone: (LI) Light Industrial Timeline: It will be a couple of years before the site is completely built out.
We talked about some constraints of the NEC. Landscaping made more sense then iron or concrete fencing. Evergreens have been put in the plan as requested. The informational substation plaque is placed on the corner. No vegetation on the east side between the sidewalk and the fence due to the NEC constraints.
Keith talked about the site triangle. The corner has been chamfered to allow some accommodation for the site triangle. Applicant is willing to put different trees in this position. Monument sign cannot be in the right-of-way. Ornamental grasses will be used, not evergreen trees to allow people to see the substation as they read
and learn from the monument sign.
Right now there is not a need for a 4-way. A traffic study would be needed. North and south traffic pausing is happening. Trucks coming out of the yard to the West and there is a stop sign there. A series of warrants are
looked at to determine what is needed. North and south is through traffic.
Only one access is planned on the east side and two accesses on the north side of the lot. In May, 2nd North is getting dug up. Edstrom Construction is doing the work on the road from 2nd W to the canal.
Irrigation plan will come later off of the line to the shop or a new service line needs to be determined immediately. CONCLUSIONS:
• Shift monument sign out of right of way.
• Specify ornamental grasses that won’t grow taller than 3’.
• Remove evergreens due to sight triangle concerns.
• Applicant may meander the sidewalk north of the pole structures along 200 North provided a large radius is applied to turns, the pole is offset six inches (6”) from the edge of sidewalk, and the
Applicant maintains a seven foot (7’) setback behind curb. If these criteria cannot be maintained, the Applicant shall coordinate sidewalk placement with the City Engineering Department to ensure the most preferable placement.
• Whereas the City is resurfacing 200 North in 2019 and the Applicant is hereby made aware, the Applicant will not be allowed to cut the asphalt in 200 North for a water lateral once the City completes the road surfacing.
