Dear Design Review Committee,
I had a follow up conversation this morning with Mr. Jay Cone, who is
the architect for the Valley Wide Coop project and I expressed your
concerns to him. I just wanted to make sure I have addressed all of your
items of concern. After speaking with you and reviewing the minutes from
the Design Review meeting, I have put together the list below of the
things you wanted addressed and/or more clarification on:
1- The West Elevation did not meet design standards as per
Development Code Ordinance 1115, Supplementary Regulation Section 4.13
In response, the architect, Jay Cone, added two windows and extra
landscaping along 12th West to help break up the solid wall. (Please see
the attached drawings) Jay also stated that the Valley Wide Coop manager
Dave Holdham would rather not put a sign on the west side of the
building as suggested to help break up that wall. They feel that between
the additional windows and extra landscaping they are in compliance with
what the board requested. Will this solution meet your approval? In my
opinion, yes.
2- The outside storage was a concern for the Design Review
Committee. The response from Jay Cone was that most of the items
currently being stored outside will be placed inside the new addition or
under the covered storage area. Will this solution meet your approval?
As it stands, the only storage area indicated on the site plan is the
lean-to and fenced-in area located in the southwest corner of the
property. If the city’s enforcement officer can cite the business for
noncompliance if anything is stored outside of the designated area, then
I concur with Jay’s statement.
3- The 25 foot by 150 foot covered storage area was a concern for
the Design Review Committee because elevations were not submitted for
your review. In response to your questions about the materials for this
building; the accessory building will be built with the same materials
and colors as the Valley Wide Store. The length of the accessory storage
building does not meet the intent of the Design Standards as found in
Section 4.13 iv. I have ask that Mr. Cone submit elevations for this
building along with a detailed landscaping plan as to how they plan on
buffering the building in lieu of meeting the design standards. I will
forward those to you as soon as I receive them. Will this solution meet
with your approval? Yes.
Is there any other items that were discussed in the Design Review
Meeting that I have not mentioned above?
They would like to pour footing and foundation this week, therefore will
you please take a moment to respond? If there are additional
requirements that I have forgotten to cover, please let me know. If you
would like them to do anything different than what they have turned in,
will you please be very specific in your response back?
