This is a proposed parking plan for two houses located next to each other at
106 East 1st South and 113 South 1st East In Rexburg, Idaho
The following is an addendum to the application I submitted June 12, 2019. 1 have made a
few changes (in bold) after walking through the houses with representatives from the BYU-
Idaho housing office.
Overview: The 106 house and the 113 house share a property line and are located in the PED
area near campus that is considered an infill/redevelopment area. I would like to rent these
two houses to single Students. The 113 house would accommodate up to 5 Students and the
106 house would accommodate up to 44 14 Students. My long-term plan is to redevelop in this
area. By renting to single Students I am able to generate additional income to help offset
expenses in the interim.
Parking requirement: My understanding is that the required number of parking spaces in this
area: is .7S per Student. Therefore, for the 113 house the parking requirement would be 4
spaces and the parking requirement for the 106 house would be 9 11 spaces.
Available parking spaces: The 113 house has a single car garage with a long driveway with
enough length to accommodate up to 4 cars. The 106 house has enough parking surface to
accommodate 10 cars, with S 6 cars or more parking on the west side of the house and 2 cars
parking on the east side of the house in the parking area of the adjacent property which I own.
Anecdotally, my understanding is that up to 20 kids lived previously in the 106 house at the
same time, I'm not sure how parking was handled then, but there is a lot of parking area for
one house.
Additional parking: I own several properties located within close proximity to these two
properties that have extra paved parking spaces. If additional parking spaces are required, we
could handle the overflow at adjacent parking areas.
NEW TEXT: l could provide 7 extra parking spaces in the parking area designated with the
letter A (see Exhibit 1), 1 could also provide 7 extra parking spaces on the property with. the
letter B (see exhibit 3). 4 of the 11 parking spaces would be reserved for the residents Living at
property B. After taking measurements at property 106, there is space for 6 cars on the west
side of the house and space for 2. cars on the east side of the house in a shared driveway with
property 110, which I own. Property 113 could provide 2 parking spaces or more (see exhibit
2).
If these parking options were acceptable to the City of Rexburg, students living in these two
houses would potentially have 24 or more parking options to meet the requirement of 15
parking spates for the two houses being considered for dormitory housing.
Parking stickers: My property managers are able to provide oversight on parking by issuing
parking stickers to our Students on a semester -by -semester basis. We will do the same with
both the 113 and 106 houses.
To the Rexburg City Officials: Thank you for considering the Parking Plan outlined above. I
hope I have provided sufficient information for this plan to be approved.. I am happy to answer
