All applications that are complete will be processed with due diligence and will be scheduled, dependent upon availability, for an upcoming agenda. The following shall be shown on the Preliminary Plat:  The name of the proposed subdivision  The names, addresses and telephone numbers of the sub-divider or sub-dividers and the engineer or surveyor who prepared the plat  Scale, north arrow and date of preparation including dates of revisions  Vicinity Map 1” = 800’  The location by section, township, range & County; and reference by dimension and bearing  Acreage; Number of Lots  Name and filing number of any recorded adjacent subdivisions or records of survey having common boundary with the tract.  Zone  Zoning classifications for multi-family, commercial, or industrial uses designated together  Location, widths and names of all platted streets, railroads, utility right-of-way of public record, easements, public areas, permanent structure to remain, municipal corporation lines within or adjacent to tract.  Typical lot dimensions to scale, numbered individually  Location of all land to be dedicated or reserved for public use with use indicated.  Required Signature blocks  Streets and drainage way dedications  Indicate how site landscaping irrigation managed and provided.  Special development issues (steep slopes, hazards, etc.)  Water features and wetland location with direction of flow  Vehicular circulation: Streets, street names, rights-of-way, and roadway widths, including adjoining streets or roadways, curbs; central line profiles showing finished grades of all streets  Streets – cross sections of proposed streets showing widths of roadway, curbs, locations and width of sidewalks, street lighting and location and size of utility mains.  Access and Transportation  Pedestrian connections with adjacent properties  Plan view of sanitary sewer, street drainage, drainage pre-treatment, storm water detention and water distribution systems, showing pipe size and location of valves and fire hydrants, all to conform to city and state standards.  Design of lots meet code requirements  Show sites proposed for parks, playgrounds, schools, churches or other public areas.  Topography. Contour lines, shown at five (5’) feet intervals where land slope is greater than ten percent (10%) and at two (2’) feet intervals where land slope is ten percent (10%) or less, referenced to an established bench mark, including location and elevation.  Detailed landscaping plans showing the type and size of all plant material and its location, the irrigation system, decorative materials, and the schedule for removal and replanting of vegetation (only for a Planned Unit Development).  Digital AutoCAD format submitted with required paper copies. 3
