Dan,
An amendment to the PUD necessitates that all of the requirements of the PUD Section of the Development Code be
met for that new area. You will be presenting the amendment to the P&Z for recommendation to the Council for
approval. They are going to want to see that you meet the requirements and the spirit of the Code. You could present
to them that you will meet all the requirements before taking out a building permit and ask P&Z to defer their review to
Staff. I don't know if they will consider that or not and then it will only be a recommendation to Council. Council may
want to see what is being proposed. Also, it is a public hearing and I'm sure interested parties who show up will want to
see what is being proposed.
As for the buildings, there is no Design Standards in the Low Density Residential Zones. That is because they do not
allow anything greater than a Twin Home. With a PUD clustering is allowed and therefore, condos and townhomes are
allowed as per approval of the P&Z and Council. Because there is no prescriptive requirements in LDR, we turn to the
Medium density design requirements. I have only looked at the plat, and there is long expanses of straight lot
lines. Usually the lot lines fit the building for town homes. If this is not the case then you can show that at the
meeting. If you have turned in building plans, I will find those and give you my recommendations.
It is hard to have a Public Hearing to approve a PUD without detailed plans. I recommend that you get as much of the
requirements completed as possible before the hearing. We can continue the review as we receive the the design. Be
aware, that we could get stacked up in our work load. Spring is just around the corner and we generally get buried. I

Subject: Summerfield PUD amendment
Val,
I got your review of the amendment to the Summerfield PUD application.
One of the items is the need for a landscape plan. In talking with Tawnya she indicated that for an amendment
a landscape plan wasn't necessary. Prior to final approval we will need one but not for an amendment is
that correct?
On the building length did you receive a copy of the elevations? Do we need to make changes to those?
Lastly is the handicap visitors stalls do we need to have those added before the April meeting or is that
something we can do after?
