My thoughts… 1. 4.13.b.iv.1.d.iv (Material and Colors) – I’m not prejudiced. I believe pre-fabricated steel panels are fine as long as there is mitigating surface treatment similar to the requirement for tilt-up concrete. In my mind mitigating surface treatments include different textures, colors, and surface treatments. The horizontal and vertical metal panels should be different colors. I believe a pre-fabricated metal cover (industrial looking) would help if it were installed over the main entry. 2. 4.13.b.iv.1.3 (Entryways) - I believe the addition of a pre-fabricated metal cover (industrial looking) over the main entry would satisfy this requirement. I don’t see how making them conform to the technicalities of the codes that we didn’t even know were there until just found, would do anything to significantly enhance the overall street appearance from what is proposed. Unless Jed finds something that we have not seen I would give my approval. I would hope that they could add some landscaping to help the appearance of the corridor as it grows. This parcel is located in the CBC zone near similar buildings. Quinton Owens has identified the below items that will need to be addressed/approved by the Design Review Board. Here are the items to be addressed per Design Standards under Development code section 4.13.b.iv.1 (d.iv & e) * Materials & color - Predominant exterior material shall not include pre-fabricated steel panels. * Entryways - 3 required features (display windows (on plans) + 2 more) Gentlemen, if you will please review the elevations and let me know your thoughts as soon as you are able, that would be great.
