Special Conditions
The 25 foot easement on the east side shall remain. If not, then the building's east wall shall be upgraded
to a one hour fire rated wall on the interior and exterior with no openings allowed. A permit is required
for inspection and approval of the rated wall.
Repair of vehicles fueled by nonoderized gases is not permitted.
Any storage on second floor is limited to 10% of the floor area or shall be non-combustible materials.
No Occupancy is to be permitted until the Development Agreement has been executed.
TEMPORARY OCCUPANCY EXPIRES JUNE 30, 2019.
SITEWORK SHALL BE INSPECTED AND COMPLETED AS AGREED UPON. Also fire rate penetration under
stairs as noted on building final.
This Certificate, issued pursuant to the requirements of Section 111 of the International Building Code,
certifies that, at the time of issuance, this building or that portion of the building that was inspected on the
date listed was found to be in compliance with the requirements of the code for the group and division of
occupancy and the use for which the proposed occupancy was classified.
