Thank you for taking the time to review our project today. We appreciate the opportunity to
meet with you to discuss our expansion.
We recently were approached by our largest tenant, Home Care Pulse with concerns
about room for expansion in office space as well as parking. Our parking lot is not
currently used at full capacity, but with average growth if both our companies, that
capacity is fast approaching. We began looking for options for additional parking and
found that a property located at 145 E 2nd N was available for purchase. This property is
the only property available with potential for future connectivity, and is the closest option
that would provide the desired parking.
We are requesting permission to use the area at the rear of the property located at 145 E
2nd N as shown to add an approved parking area to service our building at 137 N 2nd E.
While the properties are not currently connected, they are in close proximity to one
another. We hope to secure a piece of property separating the two properties, but the
current owner is not willing to look at the property to further consider selling until April or
May at the earliest. The property is already zoned for commercial use.
Home Care Pulse is currently in the process of considering the renewal of their lease and
if we are unable to provide this additional parking, they will be forced to move their
business out of Rexburg in order to find the amount of space they need at a reasonable
rate. They currently employ over 30 people and have plans to employ as many as 90
people by the end of the year. There is also an additional 1,800 square feet of unused
space in our building that would be prime retail or office space to bring another business to
town; however, there would be a need for the additional parking in order to attract another
business to fill the space.
We feel that this change would be a positive improvement not only for our property, but
also for the city of Rexburg - in that it would keep a significant employer local and allow for
further economic growth and additional job opportunities.

Madison Fire Department will allow the fire lane, from 2nd North, for the proposed parking area
to be reduced to 18" with the following requirements:
• Curbs painted red
e Fire lane signage per 2009 IFC D103.6
