All storm drainage will have to be handled on site.
* Will the added traffic for this parcel stress the existing public streets?
Currently it is difficult for traffic at certain times of the day to access 2nd east. The City is working with
ITD to improve traffic access.
* Is there capacity for water and sewer facilities to service parcel when needed?
The City has limited capacity to serve this area. We will continue to monitor the situation as development
occurs.

The Comp Plan is being changed to Low-Moderate Density Residential. If this change is approved then
MDR2 is allowed.

MDR2 is a good buffer between Commercial and Single Family Residential.

New four-plexes are being constructed to the northwest.
