They want to give as much elbow room as possible.
Have tried to utilize all areas that are less usable.
Planning on keeping single-ownership.
Blake came in early spring 2018.
Building plans have been used before and will be assigned a new key. Building in Spring.
Units: 1 bed/1 bath, 2 bed/1 bath about 50/50.
Area to plow snow and visitor parking needed.
Roads: 1 car garage 26’ driveway. Double-tandem parking. Streets have been widened to allow parallel parking. 38 on-street parallel stalls. 44 parking lot stalls.
Individual water & sewer.
12’ separation between buildings.
Trash: Individual 90 gallon roll-offs.
The transportation plan discusses a couplet. Traffic in this area will be increasing.
Comprehensive Plan and Rezone proposals were discussed.
They will plat the city street in a 2 lot plat. Everything west would be on one lot.
Addressing Plan will be communicated to Blake Jolley for permitting.
Preliminary plat and final plat process. Private street names, easements on preliminary plat. 2 week turn-around for reviews before a Planning & Zoning meeting. Platting process finished
before building plans submitted.
1 hr. fire separation between units.
A traffic impact study will be needed.
DEQ needs to sign off on the plans for sewer and water design before District 7 Health will sign the plat.
In the future, if the townhouses are sold off individually, a (PUD) Planned Unit Development would be needed. Homeowners association would be needed on private streets if the units
sold off individually.
