Lot -Line Change Proposal to Reestablish Lot at 231/2 South Millhollow Road
Purpose: The proposed lot -line change, if agreed, will reestablish the lot that was
divided in half in the late 1980s or early 1990s. The reestablished lot will comprise
18,993.15 square feet, while the original lot was approximately 20,000 sq. ft. and,
the resulting adjoining lot will have 22,073.4 sq. ft., which is slightly larger than its
original approximately 20,000 sq. ft.
With the proposed lot -line change there will be more than enough building space to
construct a very comfortable single -level home with 10' sidewalls and 10' setback
(5' required for 10' sidewalls) on the reestablished lot. The home envisaged for this
lot will have a flat -to -minimally sloped roof that won't obstruct the views from the
adjacent 231 South Millhollow Road home or the three homes that are located to the
south and west of the property.
The new home will make use of property that has not been efficiently used in its
current form. Since the lot division in the late 1980s, the resulting half lot to the
south has served only as a place to grow weeds—the city having ordered its mowing
on many occasions to minimize fire danger to surrounding homes.
Additionally, agreeing to the proposed lot -line change will reduce the current
farmland intrusion on Rexburg Hill by one home, not much but--. The new home
will be designed to minimize water, electricity and gas use, while taking advantage
of the spectacular views to the NE and S from this location.
