Added traffic will stress the existing streets. A traffic impact study will need to be done to look at the
impacts to the intersections, especially 3rd south 2nd west.

We have sufficient water capacity in the area. Sewer capacity is being increased in the area, this increase
in density with the zoning will use up the remaining capacity in that line.
