Development Standards Review N13) Lot 13, Block 1 needs to be increased to
0.27 acres to meet the minimum lot size of the
LDR1 zone.
'V1) Proposed Covenants, Conditions, and
Restrictions (CC&Rs) need to be submitted for
review and approval.
-2) Master plan should only be used for general
concept plan and is not fully reviewed at this
time for feasibility and adherence to City
standards. In addition, the City shall not be
bound by this master plan and future phases
shall reflect changes in regulations,
comprehensive plan updates, and City policy.
Lots in later phases may have topographical
(� challenges that need to be looked at more
closely.

5) An erosion control plan needs to be

constructions shall be stabilized. Details shall
be included in the erosion control plan.
6) Future phases, specifically phases 3 and 4,
need to comply with the City's grid system. The
grid shall be overlain for verification.
7) Phase 2 should consider a road connection
to property to the west. This connection might
be accommodated around the future lot shown
as #26.
8) Future phases shall show contour lines and
proposed building footprints that include all
required setbacks. Areas of slope greater than

12) Pedestrian access to this trail should be
proposed at the end of cul-de-sacs, where
topography allows. This will increase visibility
and add an amenity to future residences.
