approved with noncompliant setbacks in lieu of clustering and providing meaningful open spaces.

After going through the PUD Conditions of Approval, the following has not been met or identified:
1. 11-1/2 acres of "common activity area...to include playground equipment or pathways with benches and
tables through natural or landscaped areas". There is still approximately 8 acres that has not been shown as
being subdivided into lots. A landscape plan needs to identify the required amenities.
2. A Landscape Plan is required that identifies "solar access" in tree placement. "The final landscape plan
shall identify drought tolerant species being used and where zones are located within the common space
areas that can maximize water conservation..."
* Have the homeowner covenants been submitted and reviewed for compliance with city requirements?
The covenants were reviewed with the initial phase.

responsible for ownership and maintenance of the stormwater basins. This will be addressed in the
development agreement.

* Are sidewalks shown in the right-of-way?
ADA Ramps on sidewalks need to be provided at all intersections. This will be need to be addressed in
the construction drawings.
