PURPOSE: Establishment of a Planned Unit Development (PUD) through the approval
of a Final Master Plan/Final Plat.
PROPERTY LOCATION: Approximately 472 North Yellowstone Highway
Rexburg, ID 83440
COMPREHENSIVE PLAN: Low-Moderate Density Residential and Commercial
ZONING DISTRICT: Medium Density Residential 1 (MDR1), Low Density Residential 2
(LDR2) and Community Business Center (CBC)
APPLICABLE CRITERIA: City of Rexburg Development Code (Ordinance Code 1115), 4.15 Planned
Unit Development (PUD) and Chapter 12 Subdivision Ordinance Section
2.4 Final Plat
AUTHORITY Section 2.4 Final Plat - The final plat, prepared in accordance with the
Idaho Code and provisions set forth herein, shall be submitted to the
Commission. The Planning and Zoning Department shall check the Final
Plat for conformity to the Preliminary Plat. In the event the Final Plat
does not substantially conform to the Preliminary Plat, the sub-divider
shall be required to resubmit the Final Plat or go back to the Commission
for a new approval of the Preliminary Plat.
I. BACKGROUND
The applicant has requested approval of a Planned Unit Development (PUD) for purposes of
clustering and variations from the standard side yard setbacks of the underlying zoning. Therefore,
the City, upon receipt of a PUD request held a public hearing for the Master Plan and is now
reviewing and approving the Final Plat. The format for the plat review will follow the PUD
requirements as well as any other as described in the City Development Code for a Preliminary Plat.
II. STAFF REVIEW
a. The County Approval is not required.
b. On Phase III there is a problem with the 2 curves on the northwest corner of Lot 301. The chord
bearings do not work. There is question to which curve is incorrect. It was mapped by staff in

both directions and since there are two curves together, we are not sure which chord bearing is
incorrect and the lot doesn’t close.
III. STAFF RECOMMENDATION
Staff requests that the Commission recommend to City Council to approve the Final Plat with the
following staff suggestions:

1. The plat shall include all required submittal standards and incorporate all conditions of approval as
outlined previously in this document’s staff review.
2. Staff recommends that these conditions do not hold up the Commission or Council’s approval of the
Plat. Staff will follow through and require the conditions be met before the Plat is signed and
recorded.
