The project site consists of approximately 60.33- acres located west at approximately 472 North Yellowstone Highway, about 2.4 miles northeast from BYU Idaho’s campus in Rexburg, Idaho. Planned uses for the proposed development include apartments, townhomes, single family homes, and Retail/Restaurant space. 2.0 EXISTING SANITARY SEWER SYSTEM Sewer service in this area is provided by Rexburg City. The proposed site does not currently have existing sewer service although there is existing sewer infrastructure running in the Yellowstone Highway to the west and Stegelmeir Lane to the north. Available capacity in the existing sewer mains will need to be confirmed by Rexburg City. 3.0 PROPOSED SANITARY SEWER SYSTEM The proposed Thomson Farms Development will have connection to sewer lines, in both the Yellowstone Highway and Stegelmeir Lane. Connection point 1 which occurs at proposed sewer manhole #107 will serve the Restaurant/Retail area. Connection point 2 which occurs at proposed sewer manhole #112 collects sewer from the majority of the residential development including all single-family lots, the southern half of the townhomes, and all but three of the apartment buildings. There are two additional connection points, 3 (#105) which collects the northern three apartment buildings, and 4 which collects the remaining townhomes. Connection point 4 includes sewer discharges that enter the system at sewer manhole #140 and #106. 3.1 Design Criteria 3.1.1 Sanitary Sewer System Flow s Evaluation of properties upstream of the Thomson Farms site was outside the scope of this report and has not been addressed. Efforts were made to stub the sewer system to the limits of the Thomson Farms property as deep as possible to allow for future connection. Sanitary sewer flow calculations for the project have been completed in accordance with Idaho Administrative Code IDAPA 58.01.03. Average annual daily flow (AADF) rates and maximum daily flow (MDF) rates have been calculated for the connection points described above. Overall units, square footages, and uses are based on the concept plan dated January 16, 2018. Apartments, Townhomes, Single-Family, Retail/Restaurant, Grocery, and shopping areas have been equated to Equivalent Dwelling Units (EDU’s) as follows: • 300 Apartment Units + Clubhouse (assumes clubhouse is equivalent to 2 EDU’s) – 302 unit’s x 250gpd, Total AADF=75,500gpd; 302 EDU’s • 120 Townhomes + Clubhouse (assumes clubhouse is equivalent to 1 EDU) – 121 EDU’s x 250gpd = Total AADF=30,250gpd; 121 EDU’s • Single Family Units – 27 – 27 Units x 300gpd (assume 4 bedrooms), Total AADF=8,250gpd; 33 EDU’s • Retail/Restaurant – 40,000s.f., 35gpd/seat, 400 seats, 14,000gpd; 56 EDU’s • Grocery – 40,000s.f., 130gpd/1,000s.f., Total AADF=5,250gpd; 21 EDU’s Thomson Farms Sanitary Sewer Master Plan Page 3 • Shopping – 30,000s.f. (500 stalls), 4gpd/stall, Total AADF=2,000gpd; 8 EDU’s AADF calculations have been made based on EDU totals generated from the calculations described above. The AADF provides the basis for collection system sizing associated with sanitary sewer. The total AADF for the project is calculated to be 135,250gpd.
