This request meets the Comprehensive Plan's direction to step zoning in a manner so that Low Density
Residential 1 (LDR1) is not adjacent to Medium Density Residential 1 (MDR1). This request steps the zoning
down to more compatible zone to be adjacent to the MDR1 zone. Staff does not feel that it is reasonable to
think that a large expensive LDR1 home would be built on this property. Staff does recommend that the
homes constructed on the property be a maximum of two stories.
