building out to the street then the requirements 0f 3.14.100 should be identified.
* Is the proposed change compatible with the surrounding area and zoning?
Consideration should be taken for the redevelopment of the storage sheds to the north of this property as
well as the sheds to the south.
* Have any recent changes in land use on adjoining properties or in the neighborhood of the map revision
been identified?
A multi-family housing projects was recently completed to the north of this property.

1. Section 3.14.100
a. A landscape plan is required that idenitifies the placement and type of trees, bushes flowers, etc. An
irragation system is required and should be identified on plans.
b. "Elements that break up vertical and horizontal walls" are not provided.

c. "High quality materials" are required on the wall facing the street.
2. Section 3.14.160 and Section 4.7.
a. The wall facing the street is longer than 60' and does not have "a recession or recess" as per this
section.
b. "Animating features such as arcades, display windows, entry areas, or awnings" shall be "along 60% of
the facade".
c. "e. Entryways" "Each principal building on a site shall have clearly defined, highly visible customer
entrances featuring no less than three of the following: i. canopies or porticos ii. overhangs iii.

d. Provide "Central Feature" as per this section.
If this list seems extensive or the location does not make sense to put this type of investment into this
building, then the question arrises that maybe the zone should be changed back to Light Industrial. With the
investment that was put into the new apartment complex to the north and the time and effort that was put
into changing the zone to Mixed Use, Staff feels that the storage units surrounding this building would
eventually be taken down for more apartments or ixed use. Therefore this project should be constructed in a
manner as to not deter to the redevelopment of the area.
