RE: Homestead Cottages
Dear Sirs,
Thank you for the opportunity to further clarify the Madison Fire Department’s requirements for building two of the Homestead Cottages project. Due to the overall length of building
two and its proximity to adjacent properties, it falls outside of the 2015 International Fire Code (IFC) requirement contained in 503.1.1 which states that an apparatus road must extend
to within 150’ of all portions of the exterior walls of the 1st floor. Additionally, the owners are unwilling to divide building two and provide access. Therefore, the following conditions
are required to be met to receive approval for the Homestead Cottages project:
A Class 1 automatic dry standpipe, as defined in the IFC, shall be installed in building two.
The standpipe shall be located as close-as-possible to the middle of the building and extend from the front of the building to the back.
The fire hydrant (specifications in Ordinance 1109, 507.5.8) that was in the preliminary civil plan shall be installed within 150’ of the standpipe, measured adjacent to the fire lane.
