PARCEL SIZE: 26.35 Acres PROPERTY ID: RP06N40E077839 PROPERTY LOCATION: 4 W. Moody Rd. Rexburg, ID 83440 STAFF REVIEWS: GIS 1. While Bron Leatham is an owner he is not the sole owner Wendy Leatham is also an owner. Planning 1. The proposed use is light industrial. 2. The applicant is requesting to change Agriculture/Rural Cluster to Light Industrial Comp. Plan designation. 3. The Planning and Zoning Commission should determine if the use as Light Industrial is in the best interest of the community. City Staff feels that if there is a proper buffer for the highway and Moody road, then the use would be acceptable. 4. Walmart is to the East of this request. 5. See Public Works requirements. Staff feels that there should be another connection to this property to the north of Moody Road. Public Works 1. The nearest water and sewer lines are at the corner of 2nd E. and Moody. 2. All storm drainage will have to be handled on site. 3. Once we have a proposed development, then we can look at the traffic impacts. 4. Capacity for water and sewer will be determined at the time of development. We have capacity, but it is limited in the area. 5. The sewer lift station would have to be relocated to service this parcel.
