Conditions 1. Rental contracts will be required to be reviewed by the City Attorney. 2. Landscaped front yards and other required buffer yards shall be delieanted from parking areas by high -back curbing that will further discourage parking in the front yard. 3. This project needs to be combined with the existing Roost development in order for it to meet the 10 -unit requirement as well as the requirement for full-size parking spaces. 4. Bicycle parking on a ration of 1 space for every 10 residents placed on a hard surface size 5' wide or 6' if vehicle overhang will occur. This area should have lighting that is motion activated to shine on bicycle storage only. Bicycle parking should not be in the front yard setback. Signage should clarify no moped parking. 5. One standard full size vehicle parking space shall be provided for on-site management. 6. Parking shall be provided for guest parking at 6% of occupancy. Guest parking shall be marked with signage that is cleady visible during all seasons of the year. These spaces shall not be included in the parking contract required to be entered into. Parking spaces shall be City's full-size parking space. 7. All sidewalks located along property shall be 8'min. installed and maintained per City standards especially on south side of project. 8. Property owners and future owners agree to participate in a joint sidewalk maintenance agreement with other property located in the PEZ overlay. Shall include sidewalk maintenance with repairs as needed, snow removal and deicing, etc. This maintenance must insure safe passage by 6:OOAM and continue until 10:30PM. 9. All lighting fixtures on property shall not exceed 15' in height. Lighting standards in compliance with City's lighting ordinance. 10. Every dwelling unit shall have a min. of 150 square feet of gross floor area for every person living in dwelling unit. 11. qualifying developments shall be subject to future proportional share of pedestrian and vehicle enhancements implemented to facilitate movement to and from campus or businesses.
