The building will be anchored to a foundation and wheels removed. It is not titled as a manufactured home. This house cannot be moved. According to the Title company, it is real property.
Long-term investment; continuing money-maker. He is licensed HVAC and plumbing. Diamond K Plumbing and Heating.
He is already tearing down walls. Will reuse some walls. New bathroom.
New mechanical with water heater and furnace. Does it have to be convertible to propane from natural gas? Each until will have a separate water heater, furnace, and electrical meter.
2 mains and subpanels inside. Water heaters do not have to be manufactured home approved. Furnaces will have their own outside air. Air exchange inside the unit? No, a whole house
fan is only needed due to current tight construction would require this. There is plenty of air flow.
It will be all gas – range, dryer, etc. No large circuits. The transformer is down the driveway close to 100’. Rocky Mountain Power says he can change the meter without changing wire
and conduit. He is not increasing the square footage.
Fire wall 2x4 with 5/8” sheetrock all the way to the ground in the crawl space for separation on fire wall.
Steel beams will need to be fire caulked, then sealed off. Crawl space built into new closet. Size of access door was discussed. Anything that penetrates through that wall will have
to be fire caulked. The gas meter location was identified. Gas company will allow a dual meter base.
New stairs will be built and covered. Slope will be kept. Gutter will be installed. 3’landing. Max 7- 3/4” Treads minimum of 10”. Todd Robertson will frame.
How high will door be? 28” currently. Flat landing 4x4 and stairs down. If over 30” from landing to ground, a railing will be needed. If more than 3 risers, railing will be required.
A window will be added with header and new door with header. The old front door and a window beside will be walled on. North face will be patched with old siding and vertical siding
will be installed.
3/12 needed for slope. Double felt all the way to the top. Current driveway is gravel; it will need to be paved. Sunset clause will be put in place due to the time of year. (July
–August?) Parking to the road is the reason.
It has 2x6 exterior walls and inside are 2x3. Most interior will be replaced with 2x4. Rewiring will happen. Smoke alarms will be redone. Larry marked on plans where fire alarms,
etc. will be needed from his review.
Would like to have one unit occupied (East) by April 15th.
Power company has easement for power lines.
Crawl space 4’ except where footings. Property will be kept unlocked for inspections when required.
