HomeMy WebLinkAboutCONFERENCE CALL NOTES - 17-00704 - Approx 1000 N Yellowstone Hwy - Thomson Farms PUD Thompson Farms – Conference Call 11/28/2017 9AM Attendees: Val Christensen, Keith Davidson, Paul Bringhurst and his Engineer, Jared Villages: Townhomes: Villas: Type A – 30 Units Type 1 – 4 Units Single-family Type B – 20 Units Type 2 – 6 Units Type 3 – 7 Units Paul’s calculations for density come out to 4units/acre. Village Suites will be built first, and the phases will continue clockwise as the market drives the project. Density Bonuses Val suggested an upgrade in ceiling insulation, due to the fact that the current builders are building with 2% in walls and ceiling as a normal. He also would like to see the location of shrubs and quantity for each of the building types. As lots are developed, the landscaping requirements for the PUD density bonus points will need to be met, even in the villas. If roads in townhome area are intended to be private, this could be included in the density calculations. Roads Staff will recommend vehicular connection between townhomes and villas. Paul says he would rather give the pedestrians direct access. All public roads will need to be dedicated to the City. Internal parking and alleys will remain private and do not have to be dedicated. Stegelmeier Lane will need to come in to Yellowstone at ninety (90˚) degrees. Paul has not been successful in contacting the Stegelmeiers through his realtor. Ray McDougall is the person he should contact. Keith provided Ray’s phone number to help facilitate communication. Paul and Ray should work together to provide the road upgrades unless there is negative outcomes, then the City will step in. Paul and Jared requested cross-section drawings for the roads being requested. Access will need to be achieved through ITD (Idaho Transportation Department). Ryan Hale will pursue this action. Easements will need to be provided for water and sewer along public roads. Traffic Impact Study Paul has spoken with Ryan Hale for this study. Ryan told Paul there would be a three (3) week turnaround. Paul will put this in motion. Garbage – A right-hand pick-up design is needed. Water Rights – Water Rights will need to be turned over to the City. The timing of these were discussed. Paul owns five (5) shares of the Teton Island Canal Company. Keith will identify how many share are needed to service the project. Fees – Front Footage Fees will be charged, because the City has already paid to have the water and sewer lines run along Yellowstone Highway. Keith will work on a fee summary so Paul will know approximately how much they will be.
